Most property managers don’t realize they need fire watch until the fire marshal is knocking… and the fines start stacking.

The NFPA isn’t shy about spelling out when a building must post certified fire guards, but the rules sit scattered across three separate codes. The Four Hour Rule That Everyone Misses

NFPA 25 is crystal clear. A water based fire protection system impaired for more than four hours in any 24 hour period triggers mandatory fire watch. That includes broken sprinkler heads, drained risers, frozen pipes or a simple valve closure for maintenance.

The clock starts the second the impairment begins, not when you finally call someone. Special Hazards and Occupancy Triggers

High rise buildings, hospitals, schools and assembly venues all face tighter triggers. A failed elevator recall system, a closed fire lane or even a locked exit door can activate fire watch requirements under NFPA 101.

Cannabis grow facilities add extra fans and solvents, so many states drop the impairment window to two hours. Cold storage warehouses pile foam insulation that burns fast and toxic, meaning any gap in protection needs immediate patrols.

The list goes on, but the pattern is simple. If life safety systems are compromised, you need certified eyes on the floor. And those eyes need to log every round with time stamped GPS proof or the paperwork gets tossed in court.
